I've said it in the horror film thread, but Absentia http://www.imdb.com/title/tt1610996/ is really very good.

It's surprisingly for a low budget film to have realistic acting i.e: the actors are like real people, and don't try to be like professional actors and dramatise themselves. It's very effective for this specific film. It relies heavily on psychological horror, and not just the normal OOOH SUSPENSE!. It's more like merging normality and terror in parts to create an effect akin to those pictures where there's something very wrong in plain sight but you don't quite know how it's so disturbing.

It's not long, and to be honest, many people who don't like it hate it for stupid superficial reasons like how ordinary the actors look (i.e: no makeup and not ridiculously pretty and perfect looking figures) so don't be put off by its rating.
